Much preparation is made by the Landlord to ensure that the tenant stay is comfortable during the tenancy. Therefore, it is wise to fine-comb the tenancy agreement for the details so that there is as little ambiguity as possible.

These are the general terms that every Tenant agrees to undertake to following the end of the tenancy period:

  • To clean the entire premises thoroughly including the windows, curtains, interior and exterior of the cupboards and appliances.
  • To ensure that all appliances, wiring, air-conditioning, plumbing and lighting systems are in good working order at time of handover.
  • To provide copies of air-conditioning receipts and service reports as required upon request as stipulate in the agreement.

Some landlord insists that the tenant use the their air con vendor instead of the tenant's air con vendor. The receipt is to protect the tenant for fear the the tenant may "cheat" the landlord on the servicing of the air con when they have not. Another reason to service the air-con diligently in accordance to the agreement is that in the event the the air-con breaks down for whatever reason and the tenant is able to show prove that servicing was down in % accordance with the agreement, then the responsibility of replacing the air-con compressor lies squarely in the hands of the landlord. Hence, the responsibility of the replacement of the air-con lies with the landlord.

If the tenant did not service the air-con every quarter and is not able to show prove that the air-con was serviced and if the compressor is spoil, the Tenant is obliged to replace the air-con compressor.

The landlord also needs to reach an agreement with the tenant on what constitute a wear and tear or a damaged to and for the Tenant to maintain the place at reasonable standard and not consider it as damaged.

One more question, why does the rental agreement consist of 2 parts. The first part consist of the rental of the premises and the second part consist of the rental of the furniture, fixture, equipment, etc.

  • Why can’t it just be a whole figure?
  • Is this market practice/standard?

The answer the figure in the tenancy agreement is split 2 parts is usually for taxes purposes.
